Your roof does a lot of heavy lifting, keeping your home safe from everything the Indiana weather throws its way. And like anything that works hard, it needs some care to stay in good shape. Regular maintenance can go a long way—it saves you money and helps your roof last for years. Roof maintenance is an investment that pays off in the long run.

It’s vital to keep your roof in top shape so your home stays cozy and well protected no matter what the season brings. Here’s why:

The Vital Importance of Roof Maintenance in Getting the Greatest Longevity Out of Your Current Roof

1. Avoid Premature Aging and Deterioration

When even small leaks in your roof’s components are not resolved, they can turn into big problems that cost you. The good news? By properly maintaining your current roof, you give it the best chance of living out its full lifespan.

What’s at risk if you don’t maintain your roof: Your wallet! When roofing components age prematurely due to improper maintenance, your roof will need to be replaced sooner than it should have. And that will cost you!

2. Prevent the Need for Costly Repairs

Loose or missing shingles, tiny leaks, or gutter issues may not seem like a big deal. But they can turn into major problems if left unattended. They can lead to moisture damage, unhealthy mold growth, and even structural harm to your home’s interior. Don’t risk the major expense unaddressed minor issues can create. Have your roof inspected and deal with any maintenance/repairs the pros recommend.

What’s at risk if you don’t maintain your roof: When needed upkeep is ignored, your attic, ceilings, walls, and insulation may become water damaged, and that, my friend, leads to higher repair costs.

3. Bypass Expensive Structural Damage

Your home’s framework, structural integrity, and interior will be well safeguarded when you keep its maintenance current. Regular upkeep is much easier on your budget than the cost of resolving water damage, mold growth, or structural issues.

What’s at risk if you don’t maintain your roof: Your roof protects your house from storms, snow, and high winds. If little issues go unchecked, moisture can seep in and cause rot, weaken your support beams, and compromise your foundation.

4. Skip Unwanted Insurance Issues

A well-maintained roof decreases the likelihood of costly damage, lowering the possibility of the need for insurance claims and keeping your premiums lower. Often, insurance policies won’t cover roof damage if the cause is due to lack of maintenance. That means if you need a new roof simply because you didn’t take care of your old one, you’ll have to foot the bill. Not good!

What’s at risk if you don’t maintain your roof: The benefit of your homeowner’s insurance may not be realized if you don’t take care of your current roof.

5. Don’t Risk the Advantages of Your Manufacturer’s Warranty

A new roofing system comes with a manufacturer’s warranty, and many warranties require regular upkeep as a condition you need to meet. By following the guidelines in your roofing warranty, you position yourself to receive its benefits. This will save you money if your roof needs repair or replacement because of manufacturing defects or material failure. That’s a win!

What’s at risk if you don’t maintain your roof: If you don’t provide regular roof upkeep, your roof warranty could be voided.

6. Keep Utility Bills Down

Your roof protects your home from exterior temperatures. If a leak or other roofing issues occur and are ignored, it will cause energy use to rise and make your HVAC system work harder than usual to keep your home cozy and comfortable.

What’s at risk if you don’t maintain your roof: Your home’s energy usage will increase and your HVAC system will wear out quicker if your roof is compromised and not attended to.

7. Ensure Your Home Value Is Preserved

Your roof is a huge part of your home’s curb appeal as well as a vital component in its protection. You’ll maintain your property’s market value by keeping your roof in good repair. Whether you’re selling your home soon or in many years, it’s critical to keep your roofing elements in great condition with proper maintenance. Homebuyers are drawn to properties with exceptional curb appeal, so your roof’s condition will impact how fast your home sells and how much it sells for.

What’s at risk if you don’t maintain your roof: Your home’s resale value could plummet if you ignore your roof’s need for regular upkeep. Avoid price reductions if a buyer asks for a new roof due to poor maintenance.

Regular Roof Inspections Are Key to Preventative Maintenance

What You Can Do

Each spring and fall (as well as after major storms), take a walk around your home exterior and do a visual inspection. Grab some binoculars and carefully inspect your roof from the safety of the ground.

Look for curled, missing, or cracked shingles, clogged or damaged gutters, flashing issues, and any indication of water intrusion. Also, keep your trees trimmed so they don’t hang over your roof and drop leaves and debris into your gutters.

When to Contact a Roofer

It’s recommended that you have a professional roof inspection at least annually (and after severe storms). It’s also important to contact a roofer promptly if you spot any early signs of roof problems.
